Spanning 14.2 acres across a formerly underutilized transit corridor, the development adheres to adaptive reuse principles, preserving three heritage-listed structures while introducing contemporary, net-zero ready facilities. The site will house collaborative research labs, a publicly accessible archive wing, co-working spaces for independent scholars, retail and culinary amenities, and a limited residential quarter for visiting fellows.

Unlike conventional corporate campuses, this development prioritizes pedestrian permeability, public programming, and open-data accessibility.
