Important Information Regarding Rental Application Screening & Consumer Reporting
๐ Notice of Consumer Report Usage
As part of your rental application with HomeNest, we may obtain one or more consumer reports, tenant screening reports, or similar background reports from one or more Consumer Reporting Agencies (CRAs). This information may include, but is not limited to:
- Credit history and payment records
- Criminal background history
- Rental history and eviction records
- Employment and income verification
- Sex offender registry checks
- Government sanction lists
These reports are used solely to evaluate your eligibility for rental housing, assess risk, and comply with property ownership and insurance requirements. The information contained in these reports may be a factor, among others, in determining your eligibility.
โ๏ธ Your Rights Under the FCRA
Federal law affords you important rights regarding the accuracy and use of your consumer information. Please be aware of the following:
1. Right to Accurate Information
You have the right to dispute any inaccurate or incomplete information in your consumer report. Consumer Reporting Agencies are legally required to investigate disputes and correct or delete inaccurate information.
2. Right to Free Annual Credit Reports
Under federal law, you are entitled to one free credit report every 12 months from each of the three nationwide consumer reporting companies:

3. Right to Adverse Action Notice
If we take adverse action (such as denying your application, increasing a security deposit, or terminating tenancy) based wholly or partly on information in a consumer report, we are required to provide you with an adverse action notice containing:
- The name, address, and phone number of the CRA that supplied the report
- A statement that the CRA did not make the decision and cannot explain why the decision was made
- Notice of your right to dispute the accuracy or completeness of the report
- Notice of your right to obtain a free copy of your report from the CRA within 60 days
