What services does HomeNest provide? +
HomeNest offers comprehensive property management services including tenant screening, lease management, rent collection, maintenance coordination, financial reporting, property marketing, legal compliance, and more. We provide full-service management and also offer à la carte services for those who need help with specific aspects of their property management.
How much does HomeNest charge? +
Our pricing is based on a percentage of collected rent: Basic plan at 5%, Professional at 8%, and Premium at 10%. There are no hidden fees. We also charge a one-time setup fee of $250 per property which covers initial inspection, marketing, and lease preparation. All fees are clearly outlined in our management agreement.
How quickly will you fill a vacant property? +
On average, we fill vacant properties within 14-21 days. Our comprehensive marketing strategy, professional photography, and rigorous tenant screening process help us attract qualified tenants quickly. Our current average vacancy rate is just 4%, significantly below the industry average of 8-10%.
Can I cancel my management agreement? +
Yes, our management agreements are typically month-to-month with a 60-day notice period. We believe in earning your business every month, not locking you into long-term contracts. However, we do offer discounted rates for clients who commit to annual agreements.
How do I access financial reports and property data? +
All our clients get access to our proprietary online portal where you can view real-time financial reports, maintenance requests, tenant information, lease documents, and more. Reports are automatically generated monthly and you'll receive email notifications when they're ready to review.
What happens if there's an emergency at my property? +
We offer 24/7 emergency response for all our managed properties. You'll receive a dedicated emergency hotline number. Our on-call maintenance team responds to emergencies within 1-2 hours. For emergencies requiring immediate action (like burst pipes or gas leaks), we can authorize repairs up to $2,000 without prior approval to prevent further damage.
Do you manage properties in my area? +
HomeNest currently manages properties in 12 major cities including Los Angeles, New York, Chicago, Austin, Miami, Seattle, Denver, Atlanta, Phoenix, Portland, San Francisco, and Dallas. We're continuously expanding to new markets. Contact us to see if we serve your area.
How do you handle tenant disputes and evictions? +
Our team is experienced in conflict resolution and landlord-tenant law. We first attempt to resolve disputes through mediation. If that fails, we handle the entire eviction process on your behalf, including serving notices, filing paperwork, and representing you through any legal proceedings. Eviction costs are billed separately at cost.
