You'll need to provide your property deed or ownership proof, recent mortgage statement (if applicable), current insurance policy, and any existing lease agreements if the property is currently rented. We'll guide you through a secure document upload portal during onboarding.
Typical onboarding takes 3–5 business days. This includes property inspection, market analysis, legal compliance setup, and listing preparation. Emergency or fast-track onboarding is available for an additional fee.
Tenants & Leasing
We conduct comprehensive screening including credit checks (minimum score of 650), employment verification, rental history, background checks for evictions/criminal records, and reference calls. Only qualified applicants are approved.
We immediately issue a formal late notice, attempt direct communication, and initiate the legal eviction process if payments aren't resolved. Our legal compliance team handles all filings to ensure your rights are protected while minimizing vacancy time.
Yes! While we provide data-driven market recommendations to maximize occupancy and ROI, you have final approval on all rental pricing, lease terms, and property conditions before listing.
Maintenance & Repairs
Tenants can submit requests through our secure online portal, via email, or by calling our 24/7 support line. All requests are logged, prioritized by urgency, and assigned to vetted contractors immediately.
We coordinate all routine and emergency repairs. Minor maintenance under $250 is handled automatically with your pre-approved limit. Larger repairs require your digital approval before work begins. We only use licensed, insured, and background-checked vendors.
Yes. We conduct quarterly walk-throughs to identify maintenance issues early, ensure lease compliance, and maintain property value. Digital reports with photos and recommendations are sent to you after each inspection.
Billing & Finances
Fees are percentage-based on collected rent (5%–10% depending on your plan). There are no hidden charges. Setup, leasing, and maintenance markups are clearly outlined in your contract and only apply when services are used.
Rent is distributed to your linked bank account on the 5th of each month, after deducting your management fee and any approved expenses. You'll receive a detailed statement with every payout.
Absolutely. Our owner portal provides monthly, quarterly, and annual statements in PDF and CSV formats. All reports are categorized for easy tax filing and include rent income, expenses, and deductions.
