Our fees consist of a fixed monthly base fee plus a percentage of the rent we successfully collect. This performance-based model ensures we're aligned with your goals: when your property is occupied and rent is paid, we earn. You never pay management fees on vacant periods.

We operate on a month-to-month agreement after an initial 6-month term to allow us to properly stabilize your property. You may cancel with 30 days' written notice. There are no early termination penalties.

The one-time leasing fee covers professional photography, multi-platform advertising, tenant showings, screening, lease preparation, and move-in inspection. It's charged only when we successfully place a tenant.

Absolutely. We offer flexible portfolio management. You can add or remove properties from your account at any time, and fees are calculated on a per-property basis.

If you choose to pay your monthly base management fees annually upfront, we apply a 15% discount to the total annual base fee. The percentage-of-rent management fee remains unchanged and is collected monthly as income is generated.
