Who is eligible to invest?
Our programs are structured for accredited investors as defined by SEC Regulation D, Rule 506(c). Typically, this means individuals with an annual income exceeding $200k ($300k combined) or a net worth above $1M excluding primary residence.
How are profits distributed?
Distributions follow a waterfall structure. After debt service and operating expenses, cash flow is split according to agreed-upon promote tiers. Most funds distribute quarterly or semi-annually, with a preferred return target met before GP promote kicks in.
Is my investment liquid?
Real estate syndications are inherently illiquid and designed for medium-to-long term holding periods. Early redemption may be subject to secondary market availability and fee structures outlined in the PPM. We maintain a private transfer portal for qualified buyers.
What fees do you charge?
We charge a 1.5% annual management fee on deployed capital and a 20% promote on profits after the 8% preferred return hurdle. All fees are fully disclosed in the Private Placement Memorandum prior to closing. No hidden acquisition or transaction fees.
