Pre-Construction
- Review & sign the contract and payment schedule
- Secure required municipal permits (if client-handled)
- Clear work areas of furniture, decor, and personal items
- Provide consistent site access & key arrangements
- Confirm material selections, finishes, and hardware
- Designate a single point of contact for decisions
During Construction
- Respond to approval requests within 24-48 hours
- Maintain the agreed-upon communication channel
- Ensure utilities (water/electric) are accessible when needed
- Keep pets and children clear of active work zones
- Adhere to the project payment milestones
- Report unforeseen site issues or concerns immediately
Post-Construction
- Participate in the final walkthrough inspection
- Settle the final balance upon project sign-off
- Review warranty terms & maintenance guidelines
- Provide access for any final touch-ups or adjustments
- Share project feedback or testimonial (optional)
- Schedule any recommended post-build maintenance

📝 Change Orders
Any modifications to the approved plans must be documented via a signed Change Order. This ensures accurate pricing and prevents scope creep. Verbal changes are not binding.
⏳ Delays & Scheduling
Project timelines may be extended if site access is restricted, decisions are delayed beyond 48 hours, or unforeseen structural/weather issues arise. We'll communicate any adjustments promptly.
🔐 Site Safety & Access
Our crew requires unobstructed access to work zones. Please secure valuables, remove tripping hazards, and keep the area clear. TimberCraft Pro is insured, but client liability applies to unsecured personal property.
💳 Payment Structure
Standard terms: 30% deposit to schedule, 40% at mid-point, 30% upon completion. Late payments may pause work until accounts are current. All payments are due within 7 days of invoice.

Not for the entire duration. We only require you to be present for initial site walkthroughs, major material approvals, and the final inspection. For the rest, consistent access via lockbox or keypad is sufficient.
We welcome improvements! Just let us know, and we'll issue a formal Change Order outlining the impact on cost and timeline. Once signed, we'll seamlessly integrate the changes without disrupting overall progress.
TimberCraft Pro handles all structural, electrical, and mechanical permitting and inspections unless otherwise agreed. If your HOA or municipality requires client-specific approvals, we'll provide all necessary documentation to streamline the process.
If we uncover rot, pest damage, or structural deficiencies behind walls/floors, we'll pause work, document the issue, and provide a transparent estimate for repairs. Work resumes only after your approval.
